Anytime you go under contract on a real estate transaction, an earnest money deposit is required. As you scale, more of your money will be held in escrow; don’t let that limit you to only a couple of deals. Let us fund your EMD so you can focus on closing more transactions! We fund earnest money for both residential and commercial properties.
Looking to double close? We’ve got you covered. Closing must be with the same title company/attorney and ideally on the same day.

We charge a flat fee of 40% on any and all EMD deals we fund for you, regardless of deal size. Double closings start at 1.5%, but fluctuate based on timeline. If you have any further questions, feel free to send us an email at Miles@SoutherngrowthLLC.com
We require a $250 non-refundable deposit before we are able to wire any funds to the title company/attorney. If the deal closes, the $250 will be credited towards our fee. If the deal falls through, we will keep the deposit.
We lend in all 50 states.
Yes. We do, however, require the seller to sign an EMD release agreement prior to us wiring the money
Unfortunately we do not. We only fund EMD that is refundable.
Whether the deal closes or not, the contracts require you to pay us back the original EMD amount. We would also keep the $250 deposit. Please keep in mind, the contracts you sign stipulate more details regarding late fees and penalties. Upholding your end of the agreement will make for a mutually great relationship moving forward!
There is no limit to how many deals we can fund. Our only stipulation is that you, as a person, maintain constant communication with us regarding any setbacks or changes. If you are not able to do this, we reserve the right to no longer work with you.
There is no deal that is too big or too small for us. We will fund any amount.
We work as fast as you do. We are able to fund the same day the paperwork is completed.
For EMD, it is typically 30 days or less. If the deal goes beyond 30 days, we are willing to work with you and be as flexible as possible, as long as it is reasonable. Things happen. For double closings, the loan term is one day.
